Lease Agreement


By this Agreement, Lessor, Queen City Properties, LLC of 40 High Street, Suite 1, Bangor, Maine 04401 leases to Lessee, (Name) of (Address) the Leased Premises located at (Cottage Address) for the term of (Time) PM (Date) To (Time) AM. (Date).

Payment is to be made to Queen City Properties, LLC by personal check and mailed to 40 High Street, Suite 1, Bangor, ME 04401. Security Deposit is refundable to the Lessee after home inspection after your departure.
Occupancy is limited to: (#). 


Lessor warrants that (Cottage Address) heating, plumbing, electrical system and all appliances are in good working condition and that all repairs will be borne by the Lessor unless damage is due to misuse or neglect of Lessee. Lessee and guests shall use outdoor facilities including deck, dock, gas grill, and kayaks at their own risk and agree not to hold the lessor liable for any accidents or damage to their personal property.
Lessor covenants that on paying the rent and performing the covenants herein contained, Lessee shall peacefully and quietly have, hold and enjoy the premises for the agreed time.
The Lessor holds the right to enter the property at a reasonable hour and with reasonable notice to the tenant. If the property becomes uninhabitable prior to occupancy, the Lease will be terminated and deposits returned.
Lessee shall use the property for residential use only and promises to keep the property in as good repair as found and to replace or repair anything broken or lost by them or to have the cost deducted from their security deposit.
If the Lessee is unable to occupy the property for any reason other than the fault of the Lessor, The Lessee is responsible for full payment of the rent within 30 days of the arrival date unless the Lessor finds a tenant to occupy the property for the same period as this Lease (refer to the cancellation policy).
The covenants and conditions herein contained shall apply to and bind the heirs, legal representatives, and assigns of the parties hereto, and all covenants are to be construed as conditions of this lease.

CANCELLATION POLICY & ADDENDUM


We require a 50% deposit to confirm your reservation, with the balance due 30 days before your scheduled arrival date.


Once we reach that 30-day point, the rental fee is nonrefundable, unless we are able to rebook the property for the dates you had reserved.


If we rebook the property, we will refund a prorated share of the rental fee for each day we are able to fill, less a $50.00 cancellation fee.


Guests are responsible for the rental property during occupancy, and must lock all windows and doors securely at all times when not on the premises.


In any dispute arising out of this lease agreement, the laws of the State of Maine shall apply and the prevailing party shall recover its costs, expenses and reasonable attorneys' fees. This lease becomes a binding agreement when the lessor remits full payment to the lessee and constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed in said lease.
